What actually differs
A kit is a set of parts and a method. It arrives on a pallet or a flatbed, and a crew — yours, a contractor's, or the supplier's — turns it into a building where it stands. What that crew has to do afterwards is the whole question: insulate it, line it, run first-fix electrics and plumbing, install a bathroom, glaze it, seal it, and get it certified.
A factory-finished suite is the same building assembled indoors, under supervision, before it travels. It arrives with the bathroom in it. The site work is the foundation, the connections and the crane. NOOK builds to a published specification annex — 14 cm rock wool walls, MVHR ventilation, a 50-year EPDM roof membrane, reversible helical piles — and guarantees that annex in the contract, because with nothing left to assemble there is nothing left to vary.
Both routes end with a building on your land. They differ in who carries the risk between the order and the first guest.
What a kit really costs
Ask any kit supplier for a delivered-and-commissioned figure rather than a unit price, and the conversation changes. The line items that usually sit outside a kit price are the expensive ones: insulation to a rentable standard, a bathroom pod or wet-room build, first and second-fix electrics and plumbing, glazing upgrades, external finish, and the labour to do all of it.
Then there is the cost nobody quotes: the site itself. Power, water and access for a four-unit site run £50,000 to £100,000 — the line first-time operators most often underestimate (Millbrook). That figure is the same whichever route you take, which is exactly why it is dangerous to let a lower unit sticker persuade you the project is cheap.

Time on site, and why it is the hidden number
We plan flat-pack assembly at four to fourteen days per unit before fit-out, depending on the system and the trades you can get. That range is our own working estimate, not a published industry figure — which is precisely why you should make your supplier put theirs in writing, with the crew size it assumes. A NOOK suite is craned onto its foundation in a day; a single-module unit takes hours.
Those days are not free. They are weather risk, trade-availability risk, accommodation and travel for a crew, and — if you already operate — disruption to guests who are paying you now. On a working site those days can outweigh the difference in sticker price, and they rarely appear on either quotation — if yours does price them, that supplier has already answered the hardest question on this page. Whether they actually do is your arithmetic, not ours: multiply the assembly days by what a day of lost or disrupted bookings is worth to you, and compare that against the saving.
It also moves your revenue date. A unit that takes bookings a fortnight sooner earns a fortnight sooner, and on a seasonal site the difference between landing before or after a peak is not a fortnight — it is a season.
Where a kit is the better buy
There are real cases, and a comparison that pretends otherwise is not worth reading.
- Crane access is impossible. If a lorry and a crane cannot reach the pitch — steep ground, soft ground, protected trees, a narrow bridge — a building that must arrive whole cannot arrive at all. A kit that walks in on a trailer can.
- Cash is tighter than time. A kit lets you stage the spend: shell now, fit-out over a winter, bathroom next season. If capital is the binding constraint and you have labour, that flexibility is genuinely worth something.
- You already have the trades. Farms and estates with a maintenance team, or operators who build themselves, are paying for labour anyway. The assembly days cost them materially less than they cost someone hiring contractors.
- You want to prototype. Testing whether a pitch works at all, at the smallest possible commitment, is a legitimate reason to buy the cheapest viable box first.
- The design has to bend to the site. A kit is altered on the ground — a window moved, a deck extended, a layout mirrored for the view. Factory production trades that adaptability for repeatability, and on an awkward or unusual plot the trade can go the other way.
- Repairs can stay local and incremental. Panelised construction is often repairable by a local builder without the manufacturer attending — though some systems use proprietary panels or fixings, so ask which parts are standard before you assume it. That matters most where you are a long way from the supplier's service network.
- Some kit suppliers install it themselves. Where a supplier offers a fitted tier with its own crew, ask what the contract says about delay and labour: an installed price only moves the trade-availability risk off you if the contract puts it on them. If that tier is on the table, ask for it priced — it is the fairest comparison against a finished unit.
Where a finished building wins
- Anything being underwritten. A lender, an insurer or an asset manager prices certainty, and asks who carries responsibility if something fails. A single contract with one published specification annex answers that in one line. A self-assembled unit splits the answer across the kit supplier and whoever did the fit-out, which takes longer to evidence.
- A fixed opening date. NOOK's factory build runs 8–10 weeks and signature to first guest 12–16, most of it indoors and off your critical path — other manufacturers publish their own windows, and you should hold them to those. Site assembly is exposed to weather and to whoever is available.
- An operating site. One crane day is a disruption you can plan around and tell guests about. A fortnight of trades is not.
- Rate positioning. Guests pay hotel-style rates for something that reads as architecture. Cheap, uninsulated boxes are the recorded trap in this category — durability and comfort are what stop a unit ageing out of its rate card (Tree Tents USA).
- Residual value. A unit on reversible foundations with a mobility and demountability certificate can be lifted and moved rather than demolished. Whether that converts into a resale price depends on your market — but a building that can leave the site has an option a demolished one does not.
How to decide
Three questions settle it more reliably than any price comparison.
- Can a crane reach the pitch? If no, the decision is made for you.
- Is your binding constraint cash or time? If cash, a kit's staged spend is real. If time — a season, a booking window, an operating site — price the assembly days at what a lost fortnight of bookings is worth to you, and check the saving against that number rather than against the sticker.
- Does anyone else have to underwrite this? If a bank, an insurer or an investor is involved, single-point responsibility and a published specification stop being a preference.
Cabins and pods already account for the largest share of European glamping accommodation (Grand View Research), and the honest payback on a fresh single-unit site is nearer four to five years rather than the two-to-four the sector quotes (Logspan). Both routes have to survive that arithmetic. Put your own numbers through the calculator before you choose either.
